I got a notice from Architectural Chair (or Property Manager) to move my trash bins from the front, or side of my home and/or curb? What is that about?
Typically, this is an unsightly condition notice. This falls under our CCRs and the HHHOA is asking you to move the trash receptacle out of sight (put receptacle in garage or back yard). Specifically, CCRs – Article Eleven, Section eight: No unsightly conditions shall be permitted to exist on any Lot. Unsightly conditions shall include, without limitation, laundry hanging or exposed in view for drying; litter, trash, junk or other debris; inappropriate, broken, damaged or ugly furniture or plants; nondecorative gear, equipment, cans, bottles, ladders, trash barrels and other such items; and no awnings, air conditioning units or other projections shall be placed on exterior walls of any Housing Unit unless prior written approval shall have been obtained as provided in the Declaration. Note this also is interpreted to include excessive weeds in the yard, driveway and sidewalks. If you leave hoses in your yard for watering purposes, they need to be kept neat and provide an intentional appearance that does not distract from the home’s appearance. They need to also be put out of view during the winter months.

CCRS - Article 11, Section ten: “Except as hereinafter expressly provided, the Common Areas and/or streets located on the Properties shall not be used for overnight parking of any vehicle other than private family automobiles and no boat, boat trailer, camper, truck or other recreational vehicle or similar object, or any part thereof, shall be stored or permitted to remain on any lot, or Common Areas, or on any part of the Properties, unless the same is stored or placed in a garage. A resident may obtain approval from the Property Manager for an exception for a resident or visiting guest but only temporarily.”
Why am I getting a notice for parking my vehicle on the curb? It is in front of my home.
This is just a reminder to move your vehicle out of the right-of-way of pedestrians. The city enforces Illegal vehicle parking on an unapproved impervious surface (like sidewalks) and it is subject to a ticket.
I got a notice that I have excessive moss on my roof and driveway, plus weeds in my sidewalk cracks. Why do I have to spend my money/time on fixing that?
The CC&Rs (ARTICLE EIGHT, Section Two) state that the homeowner “agrees to maintain his [property and home] in the same condition as a reasonably prudent homeowner would….so that the entire [neighborhood] will reflect a high pride of ownership.” The “unsightly conditions” clause applies to these. And of course, moss and weeds can cause long term structural damage that a thoughtful homeowner would presumably like to avoid.
