GUIDELINES & FAQs FOR ARTIFICIAL TURF
Some homeowners are considering replacing their grass lawn with artificial turf. Artificial turf may be desirable as it will use less water and, while artificial, if a good quality turf is selected it can be quite attractive. However, please consider the drawbacks in that it is a source of runoff pollution and limits wildlife access to nutrients.
Installing artificial turf is subject to City of Sammamish codes. The Heritage Hills requirements are in alignment with the city for approval:
Artificial turf in yards: Artificial turf is limited to side and rear yards of single-family and two-family homes. Turf in the front yard must be limited to a 4-inch strip between concrete or paver blocks and cannot exceed 50% of that area.
Lot coverage: For lots larger than 0.5 acres, the impervious surface is limited to 10,000 square feet or 30% of the property, whichever is less.
Clearing and grading: A permit is required for all clearing and grading work, including excavation, filling, trimming, pruning, and removing vegetation. You will need to be able to produce the city permit to the Architectural Chair prior to beginning clearing.
